Buying into a branded community.
What's the difference between a community, a development and a listing?
A community is the place — the estate, the brand, the lifestyle. A development is a specific ownership opportunity within or around it. A listing is an individual unit for sale. Some names appear in more than one place; the pages are written to complement, not repeat.
What makes a community 'luxury' versus just CBI-approved?
Scale, brand and infrastructure — a flagship operator, resort-grade amenities, and management that runs the property whether or not you're on-island. Many are also CBI-eligible, but that's a secondary benefit, not the reason they're here.
Do I have to buy through the resort operator?
No — ownership usually sits with the development entity, with the resort brand providing management under a separate agreement. Dan represents buyers independently across every community here.
Which of these is the best investment?
It depends entirely on your goals — rental income, personal use, citizenship eligibility and long-term appreciation pull in different directions. That trade-off is exactly what the first call maps out.

Not everything worth seeing reaches a portal. The dataroom holds current pricelists, availability by unit, floor plans, the developer’s completion record and the underwriting Dan and his team run before recommending anything — including the projects they have told clients to walk away from.
