The island that chose to stay empty.
Barbuda is what the rest of the Caribbean looked like before the Caribbean was built. Sixty-two square miles of scrub, lagoon and pink-sand beach across the channel from Antigua, it holds a few hundred rooms of ultra-luxury accommodation and almost nothing else — no cruise pier, no resort strip, no second row of buildings behind the dunes. Set between St. Barths, Anguilla and Nevis, it is the deliberate opposite of the first of those: where St. Barths sells the scene, Barbuda sells its absence. It nearly went another way. Hurricane Irma hit Barbuda hard in 2017, and the devastation forced a complete rethink of how the island should be rebuilt — the answer was not volume. A 2022 Privy Council ruling brought the clarity institutional developers had been waiting on, the jet-capable Burton–Nibbs International Airport opened in 2024, and more than 60 percent of the island remains under environmental protection. The rebuild opened Barbuda to institutional-grade development while closing it, in effect, to everything else: two anchor projects, low density by design, and a coastline that will stay mostly empty on purpose.
The Discovery Land Company community
The island's defining project is Barbuda Ocean Club, a Discovery Land Company private club community spanning Coco Point and Palmetto Point. Discovery — the developer behind Yellowstone Club and Baker's Bay — builds members-only worlds rather than resorts, with custom beachfront villas, a Tom Fazio golf course routed through the dunes, a superyacht marina, a heliport and a beach club on pink sand. The second anchor is a celebrity-backed branded beach resort with residences on its own secluded stretch of pink sand. The beachfront restaurant is already trading; a boutique hotel and a limited collection of residences follow. Barbudans have held their island communally for generations — land passed through the community rather than through individual title — and that tradition is the very reason the coastline is still empty enough to command these prices. Modern projects are structured on long leases agreed with government rather than the conventional freehold most buyers know from Antigua or Barbados, within a framework whose outlines were clarified through the courts in 2022. None of this should unsettle a family that already holds assets through trusts and holding companies, but it does mean a Barbuda purchase is not paperwork-interchangeable with a villa across the channel.
