A ground-floor, two-bedroom apartment in the Sago building at Royal Westmoreland, the gated golf estate on the west coast of Barbados. It is built, furnished and standing today β no completion date to wait for and no construction risk to price in. The agents put the interior at 1,470 sq ft, say it has never been rented, and include the furnishings and new kitchen appliances, with the west coast beaches about five minutes away. It suits a lock-and-leave buyer who accepts that this is a golf-and-gardens address rather than a beachfront one.
What you actually own
Freehold, and whole ownership β not a lease with a clock running down, and not a fractional or lifetime-week interest of the kind marketed in Caribbean resort apartments. I confirm both at title search rather than take them from a brochure.
What the asking price does not include is the estate itself. The listings state that Royal Westmoreland Club Membership is optional and available separately. Your title buys the gated neighbourhood, 24-hour manned security and the communal pool. The 18-hole championship golf course, clubhouse, fitness centre, tennis and paddle courts and the beach club at Mullins all run through that membership, not the deed. If you are buying for the golf, the golf is a separate purchase.
The estate is large β 27 secure neighbourhoods, over 250 homes. Which one you sit in matters more than the name on the gatepost.
What it costs to buy and hold
The seller pays the 2.5% property transfer tax and the 1% stamp duty; the buyer pays neither. Your main cost is legal representation, on a statutory scale of 1β2% of price plus VAT at 17.5% β roughly US$6,500 to US$13,000 in fees here. If you fund from outside Barbados, the inflow must be registered with the Exchange Control Authority at the Central Bank of Barbados; owners who skipped that step find out when they try to take sale proceeds back out.
Land tax runs on published bands: nil to BBD 150,000 of improved value, 0.10% to 450,000, 0.70% to 850,000, 1% above. At this value that is roughly US$3,800 a year β assessed on the Revenue Authority's figure, not on your price.
Two annual costs no listing discloses: the estate service charge and the club membership schedule. I get both in writing, with three years of history, before you sign.
This property qualifies for the Barbados Residency by Investment program.

What will it cost me every year?

Can I rent it out?
The apartment has never been rented, which means no occupancy history, no rate card and no forward bookings to inherit. Rental demand here also depends on what guests can use: if golf and beach club access sits outside the sale, the yield maths changes. Barbados-source rental income is reportable in Barbados, and US citizens and green card holders are taxed by the United States on worldwide income no matter where they live or what second citizenship they hold.
Does buying here get me citizenship or residency?
Barbados runs no citizenship-by-investment program β residency routes only. The Welcome Stamp is a 12-month visa for people earning at least US$50,000 who are employed outside Barbados, while the Special Entry Permit for high net worth individuals requires being over 60, holding US$5 million in assets and investing US$2 million or more, which this purchase falls well below. Confirm your intended route with Barbados immigration counsel before you buy, not after.
What is the catch?
Three things: the club membership that makes the estate worth living on is a separate purchase; ground-floor units rent and resell on different terms to upper floors; and a 1,440 sq ft top-floor penthouse elsewhere on the estate is asking US$629,000, so this one needs a reason for its price β a negotiating position rather than a dealbreaker. I also want the windstorm cover position and the excess confirmed before you commit.
