A two-storey, reverse-living penthouse in an operating gated resort on the Atlantic coast of St Philip, sold off-plan β nothing is built yet, and every image of it is a developer rendering. What you buy is not Barbadian freehold but a Right to Use, held in trust by First National Trustee Company in the Isle of Man until the year 3000. It suits a buyer who wants a serviced Caribbean base to use and let between visits. Barbados runs no citizenship program, so this is a lifestyle and residency purchase, not a passport one.
What you actually own
The trust interest can be willed, transferred or sold at any time, and the trustee's stated role is to ensure no debt, lien or prior ownership sits on it. The developer says an attorney-at-law is unnecessary because this is a trust interest, not a conveyance of land. I would instruct one anyway.
Residences include appliances only β furniture is a separate purchase. No pets, anywhere in the resort. Four brands trade at this address, including a residence club, and they are different products with different resale markets; confirm which you are being sold. The developer's own pages disagree on floor area β 2,477 sq ft on the unit page against 2,320 sq ft in the specification β so put the measured area, its basis and a tolerance in the agreement.
The honest cost of holding it
Owners pay a Community Fee and a Residence Fee. The Community Fee is broad: building insurance, property taxes, external building and common-area maintenance, lifts and gates, landscaping, pool service, common utilities, refuse, alarms and smoke detection, CCTV, internet, cable, long-distance landline, a 10 per cent management fee, and resort access β security, pools, beach service, fitness, tennis and concierge.
The developer publishes no amount for either fee. Not a dollar figure, not a rate per square foot. The largest recurring cost of ownership is the one number you cannot check, so ask for both in writing with several years of actual history and the reasons for past increases. There is also no published payment schedule for this off-plan sale, and no published completion date β get instalments, triggers, escrow and a long-stop date into the contract.
This property qualifies for the Barbados Residency by Investment program.

Can I rent it out?
The developer will assist, using the resort's own hotel marketing operation, but publishes no commission split, owner-use rules or occupancy history β ask for the management agreement and three years of realised figures for comparable units. Barbados taxes income from residential property at 15 per cent, and hotel-type accommodation carries a concessionary 10 per cent VAT rate rather than the standard 17.5 per cent, so establish in the agreement which party accounts for it on your nights.
Does this qualify for citizenship or residency?
Barbados runs no citizenship-by-investment program. Its Special Entry and Reside Permit has a Category 2 route for owners of real estate from US$300,000 at US$5,000 per adult on application and renewal, renewable every five years under 60 and granted indefinitely at 60 and over, alongside a Category 1 route requiring US$2,000,000 invested and certified net worth above US$5,000,000. Whether a right-to-use trust interest satisfies a test framed around owning real estate in Barbados is not authoritatively answered anywhere I have seen, so get it confirmed in writing before you commit.
What will I pay when I sell?
A conventional Barbados transfer of land with a building attracts property transfer tax at 2.5 per cent of the gross consideration above a BBD 150,000 threshold, plus stamp duty at BBD 10 per BBD 1,000. This is not a conventional conveyance, and no developer material states whether either applies to a transfer of the trust interest or who bears it β settle that before you buy. Resale is also thin: a four-unit penthouse tier, and I could not source a single completed resale.
I'm American β what's the catch?
Barbados charges no capital gains or inheritance tax, but US citizens and resident aliens are taxed on worldwide income from all sources regardless of where they live or what second citizenship they hold. A right-to-use interest held under an Isle of Man trust is an interest in a foreign trust, reported on Form 3520 under sections 671 to 679 of the Internal Revenue Code. Your CPA should see the trust deed before you sign, not after.
