Residence 5435 is an off-plan home in Phase 4, the final residential phase inside the grounds of the 366-room Crane Resort on the Atlantic coast of St Philip, Barbados. Every image of it is a developer rendering; there is no finished unit to walk through. It suits someone who wants a small, low-maintenance base inside a resort that already functions β€” restaurants, pools, spa, security and staff on site β€” and who is content to leave the keys with a rental desk between visits.

What you actually own

This is not Barbadian freehold. Ownership at The Crane is a Right to Use held in trust by First National Trustee Company in the Isle of Man, running to the year 3000, and the developer states it can be willed, transferred or sold at any time. The structure removes front-end friction: no closing costs, sales taxes or legal fees, and no Barbadian attorney required, because title sits with the trustee rather than with you. Be precise about that saving β€” on a conventional conveyance the 2.5% transfer tax and 1% stamp duty are commonly borne by the vendor anyway. Settle two things in writing: how your funds are recorded coming into Barbados and how sale proceeds reach you on the way out, and whether any lender will take security over a trustee-held interest.

What it costs to hold

Two recurring charges apply, a Community Fee and a Residence Fee. The developer publishes neither amount. I would not let a client exchange without a written fee schedule and a stated basis for escalation. The Community Fee is said to cover building insurance, property taxes, external maintenance, common-area utilities, security, internet and cable, a 10% management fee, and a share of the resort amenities. You will never see a separate land-tax bill, but you are paying it: Barbados residential land tax is nil on the first BBD 150,000 of improved value, then 0.10%, 0.70% and 1% in bands above, capped at BBD 100,000. Ask for two or three years of billed Fees on completed residences in earlier phases. Capital gains are not taxed in Barbados.

There is no honest public figure β€” the developer publishes neither the Community Fee nor the Residence Fee. Property tax, building insurance and a 10% management fee all sit inside the Community Fee, so ask exactly what that 10% is charged on and get billed history from completed residences in earlier phases.

Can I rent it out?

Yes, and the resort runs the program in-house rather than passing you to a third-party manager. The revenue split, commission, owner occupancy limits, blackout periods, who sets the nightly rate and which costs are deducted before you are paid are all unpublished β€” get all six in writing. Hotel accommodation carries a concessionary 10% VAT rate against the 17.5% standard, plus a 10% shared economy levy and a room rate levy.

Does this qualify for citizenship or residency?

Residency only. Barbados runs no citizenship-by-investment program, so no property purchase here buys a passport; the route is the Special Entry and Residence Permit, whose Category 2 asks for property in Barbados valued at US$300,000 or more and grants a renewable five-year permit with no right to work. Confirm with Immigration in writing whether a trustee-held Right to Use satisfies that test β€” and if you are American, note that US citizens are taxed on worldwide income regardless of any second residency or citizenship, and an Isle of Man trust interest likely carries foreign-trust reporting.

What is the catch?

No completion date is published by the developer β€” third-party listings quote 2027, one marketer 2028 β€” while the staged payment schedule commits 90% of your money before there is a finished residence to inspect, so insist on a long-stop date and a remedy for delay. Resale is a thinner market than titled Barbadian property, and pets are not permitted in the Residences or anywhere in the resort.
