This is a pre-construction residence at The Crane, on the Atlantic coast in St Philip, Barbados. What you buy is not Barbados freehold: ownership is a Right to Use held in trust by First National Trustee Company in the Isle of Man, running to the year 3000. It suits a cash buyer who wants a managed, lock-and-leave residence inside a working resort and is comfortable with an offshore trust structure. It suits nobody who needs a mortgage, or who is buying primarily as a route to residency.

What you actually own

The developer's own FAQ is direct about it: ownership is a Right to Use, held in trust by First National Trustee Company in the Isle of Man until the year 3000, with the trustee's role described as ensuring there is no debt, prior ownership or lien on the property. The residence can be willed, transferred or sold at any time.

Day to day it behaves much like ownership, but it is not a registered interest in Barbadian land — and you will see this development described elsewhere in the market as full freehold with no usage restrictions, which does not match what the developer publishes. Read the trust deed, not the brochure. I want it to say what happens if the trustee is replaced or fails, what it permits on assignment, whether the developer holds any right of first refusal on resale, and what occurs at the end of the term.

The honest cost of holding it

One community fee covers building insurance, property taxes, maintenance of the building and common areas, landscaping, pool service, refuse, alarm and CCTV systems, internet, cable, long-distance landline calls, a proportional share of resort services and amenities, and a 10% management fee. Property taxes and insurance sitting inside the fee is worth more than it sounds in a hurricane-exposed market.

Two cautions. The utilities covered are common-area utilities — lifts, landscaping, the garage — not the power and water you burn inside an air-conditioned unit. And the developer publishes neither the fee amount nor its escalation mechanism. Before going firm I want the current annual figure in dollars for this residence, three years of fee history across the completed phases, what the 10% is calculated on, which utilities are metered to you directly, and the furniture package cost — the residences include appliances only.

This property qualifies for the Barbados Residency by Investment program.

What does it cost to hold?

A single community fee bundles property taxes, building insurance, common-area maintenance and a 10% management fee, but the developer does not publish the amount or how it escalates. Assume the electricity and water you use inside the residence are billed to you separately until someone confirms otherwise in writing.

Can I rent it out?

The Crane runs the rental program itself, and third-party marketing for Phase 4 refers to a guaranteed annual return for the first four years after completion. No percentage, owner-operator split or guarantor entity appears in the developer's own material, and a four-year guarantee can be funded out of the price you have just paid. Pets cannot be accommodated in the residences or the resort.

Does this qualify me for residency or citizenship?

Barbados runs no citizenship program. The route at this level is the Special Entry Permit, and Invest Barbados publishes the bar: applicants over 60, assets of US$5 million or more, and US$2 million or more invested in Barbados — which this purchase does not reach on its own, and it is unconfirmed whether a Right to Use trust interest even counts as property for that test. Non-domiciled residents are taxed on Barbados-source income and on foreign income only if remitted, but if you are a US citizen or green-card holder that changes nothing: the United States taxes worldwide income regardless of where you live.

What is the catch?

It is not built and cannot be walked — every image is developer CGI, so treat them as renderings. The developer publishes no completion date (third-party marketing says 2028), so the completion provision in your contract, and the remedy if it slips, is the only date that matters. Financing is hard, resale is a thinner market than freehold, and this is the windward coast — visit before committing, and not only in the calmest month.
