Hodges Bay Resort & Spa is a working hotel on Antigua's north coast, and what is offered here is a leasehold interest in one of its 79 accommodations. The price is exactly Antigua & Barbuda's minimum for the real-estate route into citizenship, and the resort appears on the Citizenship by Investment Unit's list of approved development projects โ so you are buying a qualifying asset first and hotel real estate second. That suits a buyer who wants the qualifying asset already built, open and trading rather than a developer rendering. It is not a Caribbean home, and I would point you elsewhere if that is what you want.
What you actually own
Leasehold, not freehold: a contractual interest for a term, inside a building someone else operates, on land you do not own. Before you sign I want the lease length and years remaining, what happens at expiry and at whose option, and whether any ground rent sits on top of the price. I also want one ambiguity killed in writing โ material behind this property has at times described entry as a fractional share rather than a lease of an identified suite. Those are different assets. Get the unit identified by number. On the citizenship side, Antigua's Unit approves developments rather than units, and an application follows a binding purchase agreement with an approved developer. Hodges Bay is on that list today; confirm it is still on it the week you sign.
What it costs to acquire and hold
The government's side is published. Processing is US$10,000 for a single applicant or US$20,000 for a family of up to four, plus US$10,000 per additional dependant. Due diligence is US$8,500 on the principal applicant, US$5,000 on a spouse, US$2,000 on a child aged 12 to 17 and US$4,000 on a dependant aged 18 or over; under-12s pay nothing. Passports are US$300 each. A single applicant therefore carries US$18,800 above the purchase price, a couple US$34,100. Due diligence and ten per cent of the government fee fall due on submission and are not refundable.
The recurring number is not published anywhere: no service charge, no furniture and equipment reserve, no insurance allocation. Ask for the current annual charge on your exact unit, three to five years of history, and the insurance binder with its named-windstorm deductible.

Can I rent it out?
Yes โ it is an income-producing unit and the resort rents it, with you taking a share. Ask whether participation is optional or a condition of ownership, what is deducted before the split rather than after, how many owner nights you get and which weeks are blacked out. Demand three to five years of actual revenue and distributions for this unit type, not a projection.
Does it qualify for Antiguan citizenship?
Yes. The resort is on the approved-projects list and the price meets the real-estate minimum. The property cannot be resold for five years unless you roll into another approved Antiguan project, and published terms ask for five days' residence in Antigua during the first five years after citizenship โ confirm the current rule in writing before you plan around it.
I'm American. Does this improve my tax position?
No. The United States taxes its citizens and permanent residents on worldwide income wherever they live and wherever their assets sit, and a second citizenship changes none of that. Buy this for mobility, a second base, or the income.
What's the catch?
Your resale market is largely the next citizenship applicant buying at the minimum, so your exit tracks program policy more than Antiguan property values โ assume a long marketing period. And the annual cost of holding it is not on the public record, which is the single biggest thing to nail down before you commit.
