Citizenship-Eligible Gated Community Suite, Antigua

A one-bedroom apartment in a gated community near Jolly Harbour, on Antigua's west coast, priced to clear the US$300,000 minimum for the real-estate route into Antigua & Barbuda's Citizenship by Investment Program. Construction is in progress, but earlier phases are complete and operating, so there is a delivery record to ask for. It suits a buyer who wants Antiguan citizenship and would rather hold a saleable asset than make a donation. It is not a family holiday home, and I will not sell it to you as one.

What you actually own

Freehold title to the unit itself โ€” not a lease, not a share in a company that owns the building, not a right-to-use interest with a term. Plenty of Caribbean resort stock is sold leasehold or as a fractional interest dressed in freehold language, so I get title confirmed in writing first.

The apartment has a private balcony; residents share a pool, a bar and restaurant, and on-site management. Ground-floor units in the scheme can come with a small private pool, upper floors trade that for a sea view. It is not built yet, so any image you see is a developer rendering. I have seen the marketed floor area quoted at more than double the figure in my record, so I want it measured and warranted in the purchase agreement.

What it costs to buy and hold

Budget alongside the price:

  • Stamp duty: 2.5% buyer's share, about US$7,900; the vendor's 7.5% is the seller's problem unless the contract says otherwise.
  • Legal fees: around 1%, about US$3,150. Use your own lawyer, not the developer's.
  • Non-Citizen Land Holding Licence: not payable. Ordinary foreign buyers pay 7% and wait about three months; the citizenship route removes it โ€” worth roughly US$22,000 here.
  • Government processing: US$10,000 single applicant, US$20,000 for a family of four, plus US$10,000 per additional dependant.
  • Due diligence: US$8,500 principal, US$5,000 spouse, US$2,000 ages 12โ€“17, US$4,000 ages 18โ€“30 and parents 55+. Passports US$300 each.

Holding costs decide the economics on a unit this size: a monthly service charge, windstorm insurance, and an annual property tax assessed on the individual property. I will not print the service charge or the premium until they are in writing.

This property qualifies for the Antigua & Barbuda Citizenship by Investment program.

Yes. Antigua & Barbuda's real-estate route requires at least US$300,000 in a development the government has approved for the program, and this clears that floor. I confirm the project's approval is current with the Citizenship by Investment Unit, in writing, before you commit money. The unit cannot be resold for five years unless the buyer is purchasing another approved Antiguan property.

Do I have to spend time in Antigua?

Yes โ€” 30 days across the first five years after citizenship is granted, raised from five days under the 2026 amendment. Six days a year is a holiday, not a relocation, but it is not the never-need-to-visit promise some marketing implies. The Unit's published page still shows the old five-day figure, so I confirm the rule in force on the day you apply.

Can I rent it out?

Yes, full rental management operates on site, and because earlier phases are already trading there is real history to ask for rather than a projection. I will not quote you a yield I cannot source. The rental agreement decides the return: whether income is pooled or credited to your unit, commission on gross or net, owner-use nights, and how long you are locked in.

What's the catch?

You are paying a citizenship price, not a property price โ€” the number is set by the statutory threshold, not by comparable sales in Antigua. When the five-year restriction lifts, your likely buyer is the next applicant, so your exit value tracks program rules more than the local market. And if you are American, a second passport does not change your tax position: the United States taxes its citizens on worldwide income regardless of any other citizenship.
