The best-known address on Barbados’ west coast — and a set of ownership questions that catch almost every buyer out.

Sandy Lane is the address everyone names when they name Barbados. It sits on the west coast in St James — the Platinum Coast — where the water is calm, the beaches are flat and swimmable, and the island's densest concentration of serious houses has accumulated over seventy years. The hotel opened in 1961 and became shorthand for a certain kind of Caribbean holiday. The residential estate grew up around it, and the two are not the same thing.

That distinction is the single most important thing I tell buyers here, because it is where expectations go wrong. Buying a villa on the Sandy Lane Estate does not buy you the Sandy Lane Hotel. The hotel's pool, its loungers and its beach service are for hotel guests. What estate ownership can give you is access to the Sandy Lane Property Owners' Association and its beach facility — but that access is conditional on being a fully paid-up member, membership appears to be capped at two named members per lot, and the association's own rules contemplate owners who are not paid up, who get the side path and the car park rather than the club. If you intend to let the villa, there is a further annual subscription simply to keep your own access, and tenants must be pre-registered by name.

Golf is a separate conversation again. The Green Monkey is described on Sandy Lane's own rate card as exclusive to guests staying at the hotel, and that card publishes no homeowner, resident or member rate. Tennis is charged per hour. None of this makes the estate a poor buy — it is a genuinely rare address with a deep, if thin-volume, resale market. It means the amenity picture a selling agent paints and the amenity picture in the association's rules are not always the same picture, and the second one is the one you live with. Get the current membership terms, the subscription amounts and the rental rules in writing before you exchange.

Does buying a Sandy Lane Estate villa give me access to the Sandy Lane Hotel?

No. The estate is a separate private residential community. The hotel's pool, loungers and beach service are for hotel guests. What estate ownership can give you is access to the Property Owners' Association beach facility, which is a different thing and comes with its own conditions.

Do estate owners get to play the Green Monkey?

Not as an ownership right on any published evidence. Sandy Lane's own rate card describes the Green Monkey as exclusive to guests staying at the hotel, and publishes no homeowner or resident rate. If golf access matters to you, settle it in writing before you buy rather than assuming it comes with the house.

What are the estate association fees?

The Sandy Lane Property Owners' Association charges an annual subscription, with a further subscription if you let the villa. Neither amount is published anywhere I can find. Ask the seller for the current figures, any joining or transfer fee, and several years of history.

Is the beach in front of Sandy Lane private?

No. Barbados has no private beaches — title runs to the high-water mark and everything seaward is Crown land, with a designated public access path at Sandy Lane. What you are buying is the land, the setting and the club access, not the sand.

Does buying in Barbados lead to citizenship?

No. Barbados runs no citizenship-by-investment program. It offers residency routes instead, including the Special Entry and Residence Permit. US citizens also remain taxed by the United States on worldwide income regardless of any residency they hold elsewhere.
