On title, a non-citizen buying land in Nevis normally needs an Alien Landholding Licence, widely quoted at 10% of value, and property approved under the citizenship program is reported to be exempt. Have that waiver confirmed in writing by your own attorney before you exchange.

The honest cost of holding it

If you take the citizenship route, government fees sit on top of the price and are not negotiable: due diligence of US$10,000 for the main applicant and US$7,500 per dependant aged 16 or over, then post-approval fees of US$25,000 for the main applicant, US$15,000 for a spouse, US$10,000 for a child under 18 and US$15,000 for a dependant 18 or over. A single applicant is US$35,000 before professional costs; one commercial guide estimates legal and conveyancing at US$10,000 to US$12,000. Property tax is charged annually on assessed value, at published residential rates below one percent. No service charge, insurance or utility figure has been published for this building — before committing I would want two years of association accounts, the insurance schedule with the windstorm deductible, and the reserve balance.

The Citizenship by Investment Unit's published minimum for a condominium unit or share under the real-estate route is US$325,000, and at US$425,000 this unit sits above it. But the Unit's other real-estate page frames the US$325,000 tier as fractional ownership and puts full ownership at US$600,000 or more, and those are not obviously the same test. Get the unit's classification and the project's current approved status confirmed in writing by the Unit before anyone applies.

How long do I have to hold it?

Seven years. The Unit is explicit that property bought under the real-estate route may not be resold for at least seven years, and a sale inside that window does not qualify the property for a subsequent citizenship application unless Cabinet is satisfied substantial further investment went into it. I have seen five years quoted in marketing connected to this collection; where the developer and the regulator disagree, the regulator governs.

I'm American. Does a second passport lower my tax bill?

No. US citizens are taxed by the United States on worldwide income regardless of a second citizenship, and renouncing US citizenship is the only exit from that regime. A Saint Kitts & Nevis passport buys mobility and a second base; any adviser who implies it cuts your US tax is telling you something untrue.
