Nevis Peak Residences 4-102 is a one-bedroom condominium on the grounds of Four Seasons Resort Nevis, delivered furnished, interiors by Ward & Co. It is the smallest configuration in a 52-residence scheme: the cheapest way into the branded collection, and the unit with the least to distinguish it from the one next door. It suits a buyer who wants a serviced Caribbean base they are not responsible for running, and who would rather take St Kitts and Nevis citizenship out of the same transaction. One disclosure first — I am the listing agent here and the marketing firm is also the named developer, so take legal advice from someone with no connection to me.
What you actually own
A freehold interest in one specific unit — not a fractional week, not a share in a rental pool. The listing puts the interior at approximately 1,400 square feet, about 130 square metres. My record has 4-102 as completed; ask for the certificate of occupancy and a walkthrough of this unit, not a show residence and not a rendering.
Ownership carries use of the resort — half a mile of beach, four restaurants, three pools, the spa, tennis and pickleball, and the 18-hole Robert Trent Jones II golf course — plus owner privileges the marketing calls complimentary golf, tennis and non-motorised watersports. Those privileges are granted by the condominium and management documents, and what those documents grant they can generally amend. Ask to see the clause.
You are joining a scheme, not just buying a unit: the by-laws, the management agreement and the annual budget matter more than the sale agreement.
The honest cost of holding it
The largest recurring cost is the one nobody has published. I could not find a service charge, condominium budget or reserve contribution for Nevis Peak Residences anywhere in the public record, and in a Four Seasons-serviced building it will not be small. Do not commit until you have the budget, the reserve position and two years of forward projections in writing. If they will not produce them, that is the answer.
Three more figures I could not confirm from a primary source, and would have your attorney confirm in writing before any deposit moves: the stamp duty rate and who bears it; whether the Alien Landholding Licence applies inside a citizenship-approved development; and the Nevis property tax rate on a unit of this type — Nevis sets its own rates separately from St Kitts. Add hurricane insurance, and check the named-storm deductible.

Does this qualify for St Kitts and Nevis citizenship?
Yes. The Citizenship by Investment Unit sets the minimum at US$325,000 for a condominium unit or share in an approved development, so this sits comfortably above it. Government fees sit on top of the price: US$25,000 for the main applicant on approval, US$15,000 for a spouse, US$10,000 per qualified dependant under 18 and US$15,000 for each aged 18 or over, plus due diligence of US$10,000 for the main applicant and US$7,500 per dependant aged 16 or over. The passport reaches 155 destinations visa-free or visa-on-arrival on the Henley Passport Index 2026.
How soon could I sell?
Not for at least seven years — that is the resale restriction attached to the citizenship route, and it is structural rather than a market view. Do not commit capital you might need back, and remember that one-bedroom stock is what most buyers trade out of rather than into.
Can I rent it out?
There is an optional rental management program, but no revenue split, management fee, owner-usage cap or blackout rule is published anywhere I could find. The marketing line about income often exceeding annual expenses refers to villas and is a sales statement, not an underwritten projection. Underwrite this at zero rental income; a one-bedroom competes directly with the resort's own room stock, which the operator has every reason to fill first.
Will a second passport reduce my US taxes?
No. The United States taxes its citizens and resident aliens on worldwide income regardless of a second citizenship, and the only exit is formal renunciation, which carries its own exit-tax regime and is irreversible. Buy this for mobility, succession or a genuine Plan B, not as a tax strategy.
