Nevis Peak Residences 2-203 is a hillside condominium at Four Seasons Resort Nevis, held freehold and delivered furnished, with covered terraces facing Nevis Peak and the golf course. Ownership carries resort access — private beach, three pools, four restaurants, spa and courts — plus Four Seasons owner privileges. It suits a buyer who wants a serviced, lock-and-leave second home for a few weeks a year rather than land and staff, and for whom a second passport may be part of the plan.
What you actually own
Freehold title to a condominium inside a resort scheme — not a fractional interest, not a right-to-use week. Confirm that on the title documents, and read three others before you sign:
- The condominium declaration and by-laws — your share of common property, your voting weight, and whether short-term letting is permitted at all. Some resort schemes reserve rental rights to the operator.
- The resort access agreement — the beach, pools, restaurants and spa are not attached to your deed. They come from a contract with a term, a fee and renewal conditions. Ask what that fee has done over five years, and what happens if the operator changes.
- The furniture inventory — "delivered furnished" should arrive as a signed schedule annexed to the sale agreement.

The honest cost of holding it
Nevis taxes property on market value: 0.156% on buildings and 0.75% on land, payable on or before 30 June, with 1% a month on anything late. A newly built residence is exempt for one year from completion — that shifts the first bill, it does not remove it. Ask for the actual bills, or the first assessment if none has issued.
The larger number is unpublished. A service charge at this operating standard covers management, security, insurance, common utilities and reserves, and I will not guess at it: ask for the condominium budget, dues per square foot, the reserve study, three years of accounts and any special assessments. Read the named-windstorm deductible in the insurance binder — it is usually a percentage of insured value. Stamp duty on transfer is customarily the vendor's cost here; have your attorney put the allocation in the sale agreement rather than assume it.

Check the by-laws first, because some resort schemes reserve rental rights to the operator, then ask whether participation is optional, whether the split is struck on gross or net revenue, and how many nights a year you may use it yourself. Buy it because you want to be there — if the arithmetic only works when the rental program performs, the arithmetic does not work.
Does it qualify for St Kitts and Nevis citizenship?
A condominium in a designated development qualifies from US$325,000, so this price clears the threshold several times over — but get the approval instrument covering this specific unit from a CIU-licensed agent, because the published list names Four Seasons Resort Estates rather than Nevis Peak Residences. Government fees sit on top: US$10,000 due diligence for the main applicant and US$7,500 per dependant aged 16 or over, plus post-approval fees of US$25,000 for the main applicant and US$15,000 for a spouse; processing runs three to six months and the property cannot be resold for at least seven years. US citizens are taxed on worldwide income regardless of a second citizenship, so treat this as a mobility decision, not a tax one.
What is the catch?
Value here is concentrated in one brand, one management company and one golf course — that concentration is the reason to buy it and the risk you are accepting. Resale at this price level in Nevis is thin, the seven-year hold applies if you buy for citizenship, and Caribbean programs have repriced more than once. If the passport is the whole point, the Sustainable Island State Contribution is US$250,000 for a single applicant or a family of up to four: a donation you do not get back, but simpler and faster.
