Mahogany Hill Villa sits inside Four Seasons Resort Estates on the western side of Nevis, the residential community wrapped around the resort and its golf course. The house is finished and the resort is running, so nothing here is speculative. It suits a buyer who wants a serviced Caribbean house they will genuinely use, and who treats St Kitts and Nevis citizenship as a by-product rather than the reason for the cheque.
What you actually own
You own the house and the land under it outright — not a fraction, not a share in a rental pool. That distinction matters under the citizenship program, which qualifies a condominium unit or fractional share at US$325,000 and a single-family home at US$600,000. This is the latter, and at this price it clears the threshold many times over: underwrite it as real estate, because the passport adds nothing a US$600,000 property would not already deliver. The estate is close to built out — 89 villas built, nine lots remaining — and owners are offered the resort's own amenities and services: golf, tennis, the spa, watersports. Four Seasons Resort Estates is on the Citizenship by Investment Unit's approved list, but that list names developments, not houses. I confirm the designation in writing for this specific property before contract.
The honest cost of buying it
The biggest variable is the Alien Landholding Licence. A non-national buying Nevis property normally pays about 10% of value for it and waits two to four months; a purchase made through the citizenship program bypasses the requirement. At this price that is a six-figure difference, so the first thing I settle is which route you are on. The rest is ordinary: legal and conveyancing at 1–3%, a Land Assurance Fund contribution of about 0.2%, survey fees of US$1,000–2,000. Published guidance puts an international buyer's total acquisition cost at 12–15% where the licence applies, against 3–4% for a citizen or resident. Stamp duty of 10% is customarily the seller's in Nevis, but I have found no government page stating it, so I treat that as a negotiating position and have counsel confirm it.

What does it cost to hold each year?
Nevis sets its own rates: 0.156% of assessed building value and 0.75% of assessed land value, payable annually by 30 June, with 1% a month interest on late payment. Land is taxed at nearly five times the building rate, so how the assessor splits the value matters. The resort and community charge, windstorm insurance and staffing are not published anywhere I can source, so I ask the seller for three years of actual statements before we discuss price.
Can I rent it out?
I could not find any published description of a rental program at Four Seasons Resort Estates, and I will not describe terms I have not read. I get the operator's agreement in writing first — the owner's share, own-use and booking rules, who funds refurbishment, and what happens to the agreement on a sale. Anyone quoting you a yield without showing you that agreement is guessing.
Does it qualify for citizenship, and is that worth paying for?
The development is on the approved list, so yes, subject to written confirmation for this specific house. But qualification starts at US$325,000 for a condominium unit or fractional share and US$600,000 for a single-family home, so citizenship adds nothing to a price at this level. If you are American, note that US citizens are taxed on worldwide income regardless of a second passport.
What is the catch?
One operator on one site carries the value, the services and any rental income. Hurricane Omar closed the resort in 2008 and it did not reopen until 15 December 2010 — 791 days. If you buy under the citizenship program the property must be held for seven years, and the resale pool at this price on a small island is thin.
