What you actually own
Freehold title, held directly by a foreign national, with no lease clock running. What you own is a unit inside a condominium regime — the space inside your walls plus an undivided share of the pool, grounds, roofs and exterior envelope. That shared ownership is the source of both the on-site management and the annual bill.
One thing I check before an offer goes in: the approved list carries this project under a condominium hotel designation, which can bring a rental pool and restricted owner use, while the unit is recorded to me as a freehold apartment. Which set of rules binds this title is answered by the declaration and the management agreement, not a brochure.
The honest cost of holding it
Property tax runs 0.2% on the building and 0.2% on the land, annual, due by 30 June, with 1% a month interest on arrears; new-build residences carry a one-year exemption from completion. Budget 1–2.5% for legal fees and 0.2–0.5% for the assurance fund. Stamp duty is vendor-paid. The 10% Alien Landholding Licence generally falls away on CBI-approved real estate — I have watched buyers budget it against a purchase where it never applied. Program fees sit outside the price: US$10,000 due diligence for the main applicant, US$7,500 per dependant 16+, then US$25,000 main applicant, US$15,000 spouse, US$10,000 under-18, US$15,000 for 18+. I get the current service-charge budget from management rather than guess at it.

Can I sell it whenever I want?
No. Property bought under the program must be held at least seven years before it can be resold under the program. Plan the hold, not the flip.
Can I rent it out?
Completed, furnished stock in Frigate Bay rents, but the terms decide everything: whether letting runs through a rental pool, what management takes, and whether owner use is capped in the weeks you want. I pull those from the management agreement before anyone underwrites a yield.
Does buying here get me citizenship?
