A one-bedroom freehold apartment in a branded, hotel-managed condominium under construction on Grenada's south coast, in the parish of St George's. It does not exist yet: every image is a developer rendering, and what you would sign is a contract to buy a finished apartment from drawings. It suits a buyer who wants Grenadian citizenship, would rather the qualifying money sat in titled property than in a non-refundable donation, and can accept capital tied up for years in an asset that will not sell quickly. What you own, and what to verify
Freehold title to one apartment inside a hotel-managed building: your unit plus an undivided share of the common property, governed by rules, a management structure and a budget you did not write. Before a deposit moves, I want an independent Grenadian attorney — yours, not the developer's — to confirm that what is sold is a registered freehold parcel in your name and not a share or a licence to occupy; where the deposit sits and on what terms it is released; instalments tied to certified construction milestones rather than calendar dates; and a longstop completion date with a stated remedy. My record carries no interior floor area for this unit. Ask for it, and for the term of the brand licence.
The honest cost of holding it
Grenada's property tax is assessed on market value: 0.2% on residential land and 0.3% on residential buildings; 0.3% and 0.02% where a hotel classification applies; 0.5% and 0.3% commercial. Which one attaches to a residence inside a hotel-managed building is a question for the valuation office, and the answer moves the bill materially. Tax runs from 1 January, with a 5% rebate for payment by 30 June and a 10% penalty if unpaid on 29 August. I will not quote transfer tax or any Alien Landholding Licence cost — the published Grenadian figures disagree with each other, and the number that governs is the one on your own closing statement. Service charge, reserves, FF&E replacement and windstorm insurance are unpublished; ask for the draft condominium budget.

Does buying this qualify me for Grenadian citizenship?
Yes. Under S.R.O. 15 of 2024 the real-estate route requires US$350,000 from a sole buyer, or US$270,000 per share on a joint purchase totalling US$540,000 or more — this price clears that bar several times over, and the margin above it buys nothing extra from the program.
What are the citizenship costs on top of the purchase?
The government contribution on the approved-project route is US$50,000 for a main applicant and up to three dependants, plus US$25,000 for each additional dependant. The Agency publishes an application fee of US$1,500 per person, due diligence of US$5,000 and processing of US$1,500 per person aged 17 and over (US$500 under 17, no due-diligence charge), and a US$1,000 interview fee per person 17 and over. Legal and agency fees are separate again.
Can I rent it out?
Branded stock is normally placed in the operator's rental program, but I have not been able to source a published revenue split or owner-usage entitlement for this building, so I will not characterise either. Get the management agreement before you sign, and treat any brochure yield as a projection rather than an obligation.
What is the catch?
The exit. The natural next buyer for a citizenship-approved apartment is the next citizenship applicant, who needs to commit US$350,000 to qualify — not what you paid — so everything above the threshold has to be justified by the apartment itself. And if you are American, the passport is not a tax plan: the IRS taxes US citizens on worldwide income regardless of a second citizenship. What it does buy is travel — 147 destinations visa-free or visa-on-arrival on the 2026 Henley Passport Index.
