It suits one buyer: someone whose objective is a Grenadian passport, most often because Grenada is the only Caribbean program whose passport supports the US E-2 investor-visa treaty. If you are picturing somewhere you can use at Christmas, hand to a rental manager and sell to anyone, this is the wrong product, and I would rather say so before a deposit moves.
What you actually own
An equity interest in the hotel-owning company. Your citizenship application is built on that subscription; it conveys no title to a room you control.
- No specific unit is yours. You cannot occupy it as of right, let it yourself, or list it on the open market.
- A complimentary week's stay each year is among the reported share terms — a guest privilege, not a right of occupation. Take the wording from the subscription agreement, not the brochure.
- Grenada's real-estate route carries a five-year hold before resale.
- The hotel is under construction, with completion targeted for 2027. Interior images are developer renderings.
- Your exit is one buyer deep: the next citizenship applicant who wants this project at that moment.
What it costs to get in, and to hold
The share price is quoted inclusive of transfer fees. It is not the all-in number.
- A separate US$50,000 government contribution applies on the real-estate route: non-refundable, covering a family of up to four.
- Due diligence is charged per adult applicant, government processing per file, and a Grenadian attorney's costs sit on top. I size that layer for your file before you commit.
- No annual figure is published. Because the share conveys no title, running costs sit inside the hotel company, ahead of anything reaching a shareholder. Ask for the operating, fee and distribution terms in writing.
Grenada's straight contribution route is US$235,000 for the main applicant and up to three dependents, with nothing to hold or resell — for a small family, often the cheaper and cleaner path to the same passport.

Does a share at this price qualify for Grenada citizenship on its own?
Not standing alone. Under S.R.O. 15 of 2024 the approved real-estate route requires US$350,000 for a sole buyer, or US$270,000 per share only where the joint purchase totals US$540,000 or more — so establish in writing, before any deposit, how your purchase is constituted and what happens if the other side of the joint purchase falls away. Processing then runs roughly four to six months from a complete application, and every applicant aged 17 and over sits an online interview.
Can I stay in it or rent it out?
No. No specific unit is yours, you cannot let it yourself, and the reported annual week is a guest privilege rather than an owner's right. Do not underwrite this on income — I could not source a single published distribution figure for these shares.
Does this get me a US E-2 visa?
No. It is a route to Grenadian citizenship; the E-2 is a separate application to a different government, requiring a real and active US business you invest in and direct, and it is a non-immigrant visa rather than a green card. A provision of the FY2023 National Defense Authorization Act adds a domicile requirement of at least three years where treaty-country citizenship was acquired by investment. Get a written opinion from a US immigration attorney before committing capital on E-2 reasoning.
I am American — what does a second passport change about my taxes?
